Leases now can be very different from leases drafted in, say, the 1970s. This means that they will either be running out of time left on them, known as the unexpired term, or they may have omitted or contained provisions that are not acceptable to current conveyancing practices. In other cases, tenants of flats (and houses) have the right to demand a lease extension and where the lease has less than 80 years to run, it may be beneficial for a tenant to extend their lease in any event.
